Do's and Don'ts on ITSO MLS®
Any and all wording regarding showings, offers, salesperson, or commission must go in the applicable fields - not in realtor remarks (as per ITSO Rules).

Realtor Remarks Field
- Do not include offer instructions (e.g., “Offers presented on…”).
- Do not include showing instructions (e.g., “Call LA for showings”).
- Do not reference commission details.
- Examples of what you can't say:
- Offers accepted anytime by email
- Please attach Schedule B and Form 801 to all offers.
- Please attach Schedule B and Form 801 to offer. 24 hrs notice required for showing.
- Please attach Schedule B to all offers. 24 hour irrevocable on all offers.
Zoning Field
- Use the actual zoning code (e.g., “R2-3”), not shorthand like “Res” or “Commercial.”
Accuracy & Mandatory Fields
- Double-check that all mandatory fields are properly filled.
- Ensure information is not duplicated inconsistently across different fields.
Phrases to Avoid in Remarks
- “Buyer to Verify”
- “Agent to Verify”
- Any conditions that belong in dedicated fields (offer instructions, commission, showing notes).
- Contact information, virtual tour information, multi-media URLs (if any), and remarks must be located in the designated area of the listing and not reproduced in any other field, subject to any exceptions set out in these rules.
- Refrain from using the word 'offer' in any field other than the Offer Remarks field.
- Refrain from using the word 'showing' in any field other than the Showing Remarks field.
- Refrain from using and words or phrase about compensation in any other field other than the Compensation field.
- Refrain from using the word 'schedule' in any other field than the Offer Remarks field.
